Plans to demolish a four-bedroom house in West Putney to replace it with a larger seven-bedroom home, complete with basement gym and games room, have been opposed by a neighbour.

Dr Rowand Khafaf has applied to Wandsworth Council for permission to demolish the detached house in Granard Avenue, which was built in the 1950s, to replace it with a larger family home.

The proposed new building would have a basement "guest suite" incorporating a gym, games room, kitchen/diner, bedroom and bathroom. There would be four bedrooms on the first floor and another two in the roof dormer.

The plan submitted to the council shows an increase in the overall internal area from the current 227sq m to 285sq m. If the scheme gets the go-ahead, it will take a year for the building work to be complete.

But Dr Michael Tas from neighbouring Chartfield Avenue has written to the council to object to the plans on the basis of the scale of the development and a potential noise issue.

He said, "We have two principal objections the first is mass/scale as the proposed building...it will alter the character of Granard Avenue. It is too big a building for the plot it occupies and the developers are seeking maximum height.

"Our second objection is related to noise. The proposal to site the air source heat pump heat exchanger fan on the Eastern boundary...could well lead to a noise abatement challenge."

In Dr Khafaf's planning application it is stated that the property would be "a new high quality energy efficient family home. A small basement will contain a small guest suite for ageing mother of owner alongside health and well being facilities."

A Design and Access Statement submitted by Granit Architects to support the scheme said the proposed property would take the form of a "neo-classical property, drawing reference from similar housing types with the local area."

It points out that there have been a significant number of extensions to the rear at ground and loft levels in surrounding streets and a number of properties have "sizable basements".

Wandsworth council have formally consulted six neighbours about the scheme, and there is chance to comment on the council's planning explorer until 5 February. You can find out more by searching for application number 2023/4546.
