Putney Property Sales - April 2014
Resurgence of buying at the top end boosts local market
The Putney area so renewed buyer interest in properties at the very top end of the market during April.
According to the Land Registry there were 91 sales in the SW15 post code area during the month at an average price of £867,080.
This is a significant increase on the levels seen in recent months but the rise seems to have more to do with a change in the mix of properties sold as opposed to a general increase in prices.
The month saw the all-time high price achieved for a home in the area with a house on Heathview Gardens changing hands for £8,200,000.
There were a number of high priced transactions including the sale of a house on Roedean Crescent which cost its new owners £5,633,750. At the time of the sale, this was Putney's fifth most expensive home.
Over the last twelve months London as a whole has seen a rise in average values of 17% making it the strongest performing area in the country. The average house in the capital cost £435,034 during the month of April.
For England and Wales as a whole, Land Registry figures show that the average prices is up by 6.7% over the last year to £172,069 although they are down compared with February.
The most up-to-date figures available show that during February 2014 the number of completed house sales in England & Wales increased by 38 per cent to 62,368 compared with 45,236 in February 2013.
The number of properties sold in England and Wales for over £1 million in February 2014 increased by 65 per cent to 836 from 507 in February 2013.
