Revised Design Submitted for New Housing on Lennox Estate


Latest plan is for 81 flats in two towers on 14 storeys high

Plans to build 81 new council flats on the Lennox Estate have been submitted. Wandsworth Council’s proposals would see two apartment blocks built in Roehampton, for families in need.

The flats would be provided across two apartment blocks on the northern part of the estate, with one reaching six storeys and the other 14 storeys in height. Residents on the estate who are overcrowded or looking to downsize, or those in priority need on the housing waiting list, would be prioritised for the new homes, which would be provided at social rent.

Plans to redevelop the estate under the authority’s Homes for Wandsworth scheme, which aims to deliver 1,000 new council homes across the borough by 2029, began to emerge last year. The council originally considered proposals for one of the apartment blocks to reach up to 18 storeys in height, but this was fiercely opposed by residents for being too tall.

The authority has since been working on the scheme and has now submitted a planning application to carry out the works, although full details of the proposals are not yet available on its website. These will become available, and the council will make a decision on the scheme, in due course.

Some structures on the estate would be demolished and the games court moved under the plans, while part of Arabella Drive would be closed to traffic to make way for the new homes.

The council said it would provide new and replacement open space and play areas so that there would be no net loss of open space through the scheme, along with new community space. It would introduce controlled parking to prevent people from parking on the estate except from existing residents, who would be given free permits.

The authority also said it would improve walking and cycling routes to better connect different parts of the estate. It added it would provide better lighting across the site, to make it feel safer, and make underused spaces greener and more playful.

A Wandsworth Council spokesperson told the LDRS, “The plans for 81 new homes for council rent on the Lennox Estate will prioritise local residents who are currently in overcrowded or under-occupied households, or anyone with a priority need for housing and on the waiting list.

“The plans will provide new homes in a range of sizes, including nine wheelchair-accessible homes, that are designed to meet housing need on the Lennox Estate and across the borough.

“Alongside this, we will also deliver improved pedestrian access to Upper Richmond Road, tackle longstanding parking issues for residents, and create a new pocket park with play areas along with a rejuvenated brook.

“Residents will be closely involved as we develop plans to bring much needed high-quality new homes and community amenities to the Lennox Estate.”
