New Tenants Secured for Parklife Development

An office development on Putney Bridge Road has just signed up two major tenants.

The Parklife Putney workspace scheme has let a total of 57,500 sq ft – 24,500 sq ft to Winch Design and a further 33,000 sq ft to Populous.

Winch Design, the international design studio synonymous with the bespoke design of yacht, aviation and residential and commercial projects, has signed a 15-year lease for part of the ground floor, along with the entire third and fourth floors of the building. The company is relocating from Barnes to Putney into a larger space.

Architecture practice Populous is a global designer of sports and entertainment venues, from stadiums and arenas such as Wembley stadium, Tottenham Hotspur Stadium and Co-op Live arena, to events including London 2012 Olympics and the NFL Superbowl, and urban environments. The firm has taken the space at Parklife for its EMEA Headquarters, spread across four floors, on a 15-year lease. The office is close to the Fulham Pier scheme the firm is working on currently.

Feldberg, the owner of the development through its Akoya venture, says this means around 90% of the space is now take with just 6,000 sq ft remaining available. The recently refurbished ESG-led building has more than 67,000 sq ft of Grade A office workspace. With every floor providing views of Wandsworth Park and the River Thames, the landlord claims the location helps promote creativity and work-life balance.

The building gives occupiers access to a communal roof terrace and landscaped courtyard, co-working spaces and wellness enhancing features, with 106 cycle spaces and 24 showers.

Jon Cochrane, Head of Asst Management and Sustainability at Feldberg Capital, said, “These deals mark a significant milestone for Putney’s office market, achieving highly impressive rents for the area and demonstrating the strong demand for ESG-led creative workspaces in London neighbourhoods like Putney, Chiswick and Croydon. Both Winch Design and Populous have a reputation for outstanding innovation in their fields, which aligns well with our vision – for our Akoya venture and for Parklife. Stuart Austin, Head of South East Office Markets at JLL which advised on both deals, said, “The commitment to speculatively deliver Parklife has been rewarded with two significant lettings, which account for the vast majority of the floorspace. The building’s design and credentials were very well received by the market. The development is a great example of the type of workspace that should be delivered in locations such as Putney.”
