Ed. My personal opinion is that trying to make post Covid models is probably as close to modern alchemy as one an get. We can't even define when or if post Covid will begin, then the other uncertainties plug in: what jobs are there, how many will stay working from home, then how many of those wfh will move out of greater London - but, then, could redundant office space be redeployed as relatively cheap accommodation causing a move of others back into London. Will home deliveries maintain their Covid level or escalate - possibly increasing traffic in London. I've no idea, but perhaps TfL casm make a better guess? (And I've not even mentioned changes caused by Brexit 🙂)
